Hi friends,
As we close out 2025, this is one of those rare moments where the pace slows down just enough for us to take a breath, enjoy the holiday season, and reflect on the year we all just navigated together. And what a year it was.
Whether you were in the market, around the market, or hustling through it alongside us, this year asked everyone to be more strategic, more patient, and a little tougher than usual. Reflecting on a Year of Resilience, Growth & Moving the Needle, we’re proud of what was achieved, grateful for the lessons learned, and excited for what’s ahead.
From all of us here, we wish you a joyful holiday season filled with warmth, laughter, and time with the people who matter most.
The 2025 Market: The Wins, the Challenges & What’s Next
2025 proved to be a year that demanded strategy, patience, and resilience from everyone, buyers, sellers, and the professionals guiding them. Mortgage rates held relatively steady, even with expected Fed cuts on the horizon. And while those cuts made headlines, they didn’t move housing rates dramatically; most of the impact was already baked in.
Inventory loosened slightly, giving buyers a bit more breathing room, but it was far from an oversupply. Sellers with ultra-low pandemic rates continued to stay put, keeping the market competitive.
First-time homebuyers faced a tougher road this year, with affordability challenges and limited entry-level options pushing their participation down. Meanwhile, experienced buyers and move-up buyers stayed active and drove much of the demand.
One bright spot: the increase in conforming loan limits heading into 2026. This change will help more buyers access flexible, cost-effective loan options and gives homeowners new strategic opportunities going into the new year.
Overall, 2025 wasn’t the easiest year, but it was a productive one. The market rewarded those who stayed informed, adjusted quickly, and made smart, data-driven decisions.

Anyone Who Tells You They Know What Happens Next For Rates is Lying
Friday saw mortgage rates move back up near the highest levels of the week, and thus the highest levels of the past 3 months. Thus ends another week where mortgage rates end higher despite a Fed rate cut.
