Product Spotlight: DSCR

DSCR stands for "Debt Service Coverage Ratio," and it is used by lenders to assess the ability of a borrower to repay a loan. The DSCR is calculated by dividing a property's Rental Income by its total debt service (mortgage payment). The formula is: DSCR = Rental Income / Mortgage Payment


The resulting DSCR value indicates the property’s ability to cover its debt obligations with its income. A DSCR above 1 means that the property's income is greater than its debt payments, which is generally seen as a positive sign. A higher DSCR value indicates a stronger ability to cover debt obligations, which can increase the likelihood of loan approval and better loan terms.


Lenders typically have specific DSCR requirements that borrowers must meet to qualify for a loan. For example, if a lender requires a DSCR of 1.25, it means that the property's or business's net operating income must be 1.25 times the amount of the debt payments. This provides a buffer for unexpected expenses or fluctuations in income.


Overall, the DSCR Loan is a financing arrangement where the lender places a significant emphasis on the borrower's DSCR as a key factor in evaluating the borrower's creditworthiness and the feasibility of the loan repayment.
